The purpose of this book is to raise the level of awareness regarding a cohort of problem loans influencing urban vitality from 2015 to 2020. A confluence of trends are influencing urban areas, not new trends yet intersecting in new ways, including social adaptations, telework, e-commerce, right-sizing, mergers and acquisitions, as well as greater emphasis placed upon real estate efficiency. Commercial real estate has increased significantly with respect to investment valuations from recessionary low points. In spite of this, portions of our cities have reinvention in front of them, which could be rewarding for those ready to understand and seize the opportunities.

Donald Cavan is a professor who teaches various geography and real estate courses. As a principal with REMCO Real Estate Management Consulting, LLC, he conducts research, management consulting and financial management engagements on behalf of diverse clients. Donald was a Research Manager for CoStar Group, the global leader in real estate information, where he supervised a large group of researchers, performed client interface, quality control services, productivity evaluation, and training. He was a Senior Manager and practice leader, Real Estate Management Consulting Services, at KPMG Peat Marwick, where he initiated, managed and participated in multi-disciplinary consulting engagements within the Financial Institutions Group. Donald earned a Bachelor of Science degree from Michigan State University; a Master of Arts degree in Geography and a Master of City Planning degree from San Diego State University. He is a frequent contributor to The Real Estate Finance Journal, a Thompson Reuters Publication. Donald is the author of another book besides this title: Freddie Mac Financing and Apartment Investment Since the Financial Crisis, Amazon.com, 2012.
